Tips to Prepare Your Equipment for Spring Use

When you invest in equipment, whether it is a pressure washer, generator, air compressor or any other type of equipment, keeping it in top running condition requires proper maintenance. End of season maintenance is one the most important tasks you can do to keep your equipment in its best working condition for many years.

Most seasonal equipment needs to be winterized before cold weather arrives. If you store your equipment where the temperatures will fall below 32-degrees Fahrenheit, protect it by following the proper winterizing procedures that are included in your manual. Product manuals for all Mi-T-M equipment can be found on our website and make sure to check out this pressure washer winterizing video for extra guidance.

Here are a few general winterizing tips:

  1. For equipment that runs water through a pump, such as a pressure washer, make sure water is removed completely from the pump and all accessories used with the unit. Refer to your manual for the proper winterizing process, which will include running a pump conditioner or winterizer through the pump. This includes all electric driven and engine powered pressure washers.
  2. Disconnect and dry all attachments.
  3. Add a quality fuel stabilizer to fresh fuel and run the engine for a few minutes to circulate it.
  4. Check and tighten spark plugs or replace if necessary.
  5. For air compressors, make sure you open all drains to get rid of condensation. Inspect and clean air filters, replace if necessary. Check guards and covers to make sure they are properly in place.
  6. Giving your equipment a good cleaning before storing it will help keep the unit free from rust and corrosion. Using equipment covers adds protection.

As you can see, the most important tip for preparing your equipment for use in the spring, is making sure it is properly maintained and winterized. When spring rolls around, you will be confident your equipment will run properly and be ready when you are.

Brick homes are beautiful, sturdy and timeless, but just like other home surfaces, brick becomes dirty, mossy and needs regular maintenance. Unlike many other home materials, brick is porous and more prone to discoloration and structural damage. Therefore, before you attempt to pressure wash your brick home, you should know the proper methods for cleaning this type of surface.

First, survey the surface to look for any cracks or holes between bricks. You must repair them before you start pressure washing. Carefully patch these areas with mortar and let them cure for at least a week. Once they’re dry, you can begin pressure washing.

Follow the below steps for brick pressure washing:

  1. Prep your surface: Soak and saturate the brick with water. This will prevent the bricks from absorbing harsh detergents.
  2. Test an area: Test a small area of brick in order to gauge the amount of pressure needed to complete the cleaning task at hand.
  3. Detergent: Apply a detergent for cleaning brick, spray the detergent from bottom to top in order to prevent streaking and then allow it to soak into the brick for 5-10 minutes. NOTE: Do not allow the detergent to fully dry on your surface.
  4. Rinse your surface: Finish the cleaning process by gently spraying water across the surface to rinse all detergent and residue away.

Remember, you can always choose to apply a brick-and-mortar sealant. Your local hardware store can help you select one that’s made exclusively for brick.

 

Pressure Washing Vinyl Siding

Vinyl is a popular choice for home siding. It’s a low-maintenance, inexpensive material that never needs to be painted. But, it’s also notorious for accumulating mold, mildew, dirt and debris.

An important thing to note before you begin pressure washing is that vinyl siding is malleable, so you cannot blast it with too much force or pressure.

Follow the below steps for pressure washing vinyl siding:

  1. Scan your surroundings: Take a look at the areas surrounding your home. Use a drop cloth or plastic tablecloth to protect any shrubs or bushes that could potentially get damaged by your high-pressure spray.
  2. Quick Connect Nozzles: Make sure to choose a correct quick connect nozzle. We recommend using the 15-degree quick connect nozzle, as it is the best choice for this task. Stand 3 to 4 feet away and keep the nozzle moving to avoid damaging your surface.
  3. Test an area: Test a small area of vinyl in order to gauge the amount of pressure needed to complete the cleaning task at hand.
  4. Pre-rinse your siding: Before apply detergent, pressure wash your siding from top to bottom using clean water.
  5. Detergent: Apply your detergent mixture using a lower pressure setting. Working from bottom to top, aim for smooth and steady strokes from left to right with your spray wand. Keep the wand pointed slightly downward to avoid spraying underneath any gaps in the vinyl siding.
  6. Rinse your surface: Finish the cleaning process by gently spraying water across the surface to rinse all detergent and residue. Start at the top and work your way down.

Pressure Washing Your Deck

You love your deck. It’s a great place to read, relax and entertain. Make sure you learn the proper way to preserve and protect it.

Follow the below steps for pressure washing your deck:

  1. Prep your surface: Sweep, rinse and wet your deck thoroughly. Make sure you’ve removed all loose debris and dirt.
  2. Test an area: Test a small area of your deck’s surface in order to gauge the amount of pressure needed to complete the cleaning task at hand.
  3. Quick connect nozzles: Use a 25-degree quick connect nozzle. This size nozzle is best for sweeping away dirt, mud and mildew from decks and other surfaces.
  4. Pressure washing: Keep a distance of 8 to 12 inches from the surface and use a sweeping motion along the grain of the wood to avoid damage. Make sure you keep the nozzle moving at all times to prevent uneven spots or lap marks.
  5. Allow to dry and finishing: Once you clean the entire deck, allow the surface to dry for at least 24 hours. To extend the life and appearance of your deck, apply a quality deck-coating or sealant.

Pressure Washing Concrete Surfaces

  1. Prep your surface area: Pick up and move things like lawn furniture, toys and potted plants that could be damaged during pressure washing.
  2. Detergent: Apply a detergent best suited for concrete surfaces. Attach your spray wand, use the soap tip and begin applying detergent. Give the detergent around 10 minutes to soak into your concrete surface.
  3. Pressure washing: When the detergent has permeated your concrete, it’s time to blast away all the accumulated build-up. Switch to a high-pressure spray, keep your nozzle at least 10 inches away from the surface and use smooth back and forth motions, overlapping each pass by five or more inches. NOTE: For really dirty patches, you may need to make several passes with your pressure washer.

Now that you’ve pressure washed your siding, deck and concrete surfaces, don’t neglect other property areas like fences.

  1. Prep your area: Clear away any objects and/or cover plants and bushes near the fence line. This will give you direct access to the fence and prevent damage.
  2. Quick Connect Nozzles: Select the right quick connect nozzle. We recommend a 25-degree nozzle to begin. However, if you need more power, you can always switch to a 15-degree nozzle. Be sure to keep a safe distance from the fencing to avoid damage.
  3. Detergent: Apply a detergent – we recommend a commercial grade detergent – while holding the sprayer around 3 to 4 feet away from the fence’s surface. Let the cleaning solution sink in and do its magic for about 10 minutes. NOTE: For wooden fencing, do not hold the sprayer in one place, as it may cause damage to the wood. Use different angles and move in closer if needed.
  4. Rinse your surface: Rinse your fence thoroughly with fresh water.

With ever-changing weather patterns, from snow in Texas and extreme heat in Oregon, it is always good to have a plan before unpredicted weather arrives.

Spring, summer and fall all come with the opportunity for severe storm threats. Depending on where you live, those threats come in the form of tornadoes, hurricanes, floods and a phenomenon called a derecho, producing winds that can reach over 100 miles per hour. Iowa experienced a devastating derecho in August of 2020 that left 400,000 without power for weeks.

Winter storms produce strong winds, heavy snow and ice that can take power lines down, resulting in the loss of electricity for hours or several days. Combined with the extreme cold that often accompanies winter storms, not having a plan in place could put your family at great risk.

Planning ahead will give you peace of mind that your family will know what to do when storms hit. In the case of floods and hurricanes, follow the directions of your local Emergency Management Teams and seek shelter. Here are some precautions to consider for your home.

  1. Make sure all phones are charged and you have extra batteries for radios, flashlights and lanterns.
  2. Always have an extra supply of water. Before and after storms hit, water shortages are very common.
  3. Keep a stock of nonperishable foods in your pantry.
  4. Consider the individual needs of each family member, including medications and plan ahead.
  5. Make sure you have extra blankets, coats, mittens and warm hats accessible for your family.

Maintaining Your Mi-T-M Generator

Whether your generator is used on a jobsite or needed during an emergency, you want your generator to be in its best working condition. Regular cleaning and maintenance of your generator will ensure a long life, so you can have reliable power every time.

Generator Maintenance Tips

The main steps to generator maintenance include:

For your safety, make sure you have the generator in a well-ventilated area for cleaning and maintenance. Be sure you read the manual, as it is your go-to guide for your specific Mi-T-M generator model! The manual provides maintenance details, including a periodic chart, so you know how often everything needs checked and maintained. Following the maintenance guidelines and directions help you get the most out of your Mi-T-M generator for years to come.

For basic maintenance, gather all your supplies in advance. That includes rags, oil pan, fresh engine oil, warm soapy water for filter cleaning, your owner’s manual and gloves to protect your hands.

Cleaning Your Generator’s Exterior

The first step for optimal operation is a good cleaning. You will want to keep your generator clean and free of dust, dirt and grime. The best way to clean it is with dry rags or shop towels. It just takes a few minutes to wipe off the frame and panels to remove any surface dust and grime. Cleaning your generator’s exterior also allows you to inspect all parts of the generator to ensure they are all in working order.

You may use low pressure air to clean off dust, but do not use a water hose, sprayer or power washer to clean your generator. Using those allows water into the air intake and other areas, and the water will damage your generator.

Inspect Hoses, Fittings & Fuel Cap

Inspection is something anyone can do to maintain a generator. You should inspect it daily when in use, as well as, before use and after sitting in storage.

After you clean the generator, inspect the fuel hoses and fittings, fuel tank and fuel cap. Depending on what model you own, you may need to remove a side panel to access the inside of the generator unit. The carbon canister and mounting brackets should also get a close look. Tighten anything that is loose, such as the oil drain plug. Look for cracks, leaks or abnormal wear on the hoses and parts. To maintain your warranty and receive qualified Mi-T-M generator service, contact a service center to replace any parts, as needed.

Changing the Air Filter & Oil

As with any gas engine, one of the key factors to generator maintenance involves regular oil changes and a clean air filter. These tasks are especially important if you run your generator in a dusty, dirty environment, such as a construction site or shop.

First, let’s review the oil change process. The oil should be changed after the first 20 hours of operation, then every 100 hours after that. You should make a regular practice of checking the oil level before starting the generator.

When you are ready to change the oil, stop the engine and get an oil pan ready. Drain the oil, then put the oil drain plug back. Following the instructions for your Mi-T-M generator model, refill the oil with the proper type of oil to the oil level indicated. Wipe up any oil spills around or on the generator, and recycle the old oil at your solid waste agency.

The air filter plays an important role in the efficiency of the generator. If it is dirty, that will make the generator work harder and use more fuel, so cleaning is key when it has a heavy buildup of dust. To access the air filter, you’ll need to unscrew the air cleaner cover and pull out the foam filter. Foam air filters can be washed in warm, soapy water, rinsed and then squeezed to help it dry. Let it air dry, then lightly coat with new engine oil, squeeze out excess oil and replace the filter.

Spark plugs and spark arrestor should also be checked frequently for carbon buildup. If the spark plug is dirty, clean it using a plug cleaner or wire brush. Check the spark plug type and spark plug gap according to your generator model’s manual. Replace with a new spark plug as needed.

The spark arrestor should be looked at every 100 hours or so. It is close to the exhaust, so perform this check when the unit is cool. Once removed, you can brush off carbon deposits on the spark arrestor screen and inspect it for breaks or tears.

If you can’t make time in your workday to check and clean spark plugs, contact a Mi-T-M service center to schedule an appointment with a technician. It’s a good idea to have a professional check out anything you have a question about before you put your generator to use or in storage.

Prepare for Storage

Many Mi-T-M generator owners only use their generator when needed for emergencies or short-term use on a remote jobsite where utility access isn’t readily available. Be sure to prepare your generator for short-term storage (less than 6 months) or long-term storage. For both lengths of storage, the first step is to add a gasoline stabilizer according to the directions.

  • For short-term storage

    Run the unit for at least two minutes to mix the fuel and stabilizer. Close the fuel valve and run your generator until it stops.

  • For long-term storage

    Run the generator until the fuel is completely gone from the fuel tank and carburetor. As the engine begins to die, move the choke lever to the CHOKE position.

Finally, clean and protect the exterior of the generator and store it in a dry, well-ventilated location.

  4. Will you need to carry the heater long distances? If so, you will need to consider the weight and wheel kit of each model. Many units already feature wheel kits for portability, so make sure to consider how far you will need to transport your heater to and from jobsites and work areas.

Winterizing Your Pressure Washer

The cold weather is almost here, so don’t forget to winterize your pressure washer. Below are some key factors to consider before putting your unit away for the season.

Winterizing your pressure washer is very important, not only to keep the components from freezing, but to also extend the life of the pressure washer itself.

Fuel Stabilizer

For gas powered units, it is important to add fuel stabilizer to the fuel tank to prevent tarnish build-up in the carburetor while it is being stored.

You should add the fuel stabilizer according to directions from the manufacturer. It is recommended, after adding the stabilizer, to run the engine for at least two minutes to circulate the fluid throughout the system, and then shut it off.

Flushing Detergent

Any detergent in gas and electric powered units should be flushed before storage to avoid growing mold and mildew.

To do this, place the unit’s detergent injector tube into a bucket of clean water. Start your pressure washer and run it at a low-pressure setting for up to two minutes and then turn off. Squeeze the trigger on the spray gun to release any trapped pressure and disconnect all hoses and attachments and let them dry thoroughly.

Pump Saver

pressure washer detergentMany pressure washer providers recommend using windshield wash to keep a unit’s coils and plumbing system from freezing. This tactic is inappropriate for pressure washers and other pieces of equipment with carbon steel coils. Windshield wash has a mixture of about 32% Methanol which attacks carbon steel and when heated can increase the damaging effects it has on carbon steel.

Instead, we recommend using Mi-T-M pump saver solution to winterize your pressure washer. The pump saver solution provides longer pump life, prevents build-up of hard water mineral deposits, preserves seals and pistons and protects against freezing. It’s fast and easy. First disconnect all hoses and the spray gun wand and assembly and drain as much water as possible from them.

 

On a gas-powered pressure washer, attach the pump saver solution bottle directly to the water inlet and turn the knob on the bottle to the open position. Then pull the recoil until the liquid coming out of the discharge is 100% solution.

On an electric powered pressure washer, attach the pump saver solution, like a gas unit, directly to the water inlet and turn the knob to the open position. Once the bottle is in place, squeeze the bottle while turning the pressure washer on until the liquid coming out is 100% solution.

After you have completed all of these steps your pressure washer is ready to be stored safely for winter.

Water Treatment Systems – No Two Installations Are Alike.

As our technology evolved, the Mi-T-M Biological Reclaim Systems became one of our most requested products because of its versatility and simplicity. A Biological system is designed to consume contaminants that other systems may only isolate from wastewater. Mi-T-M’s Bio Series harnesses the power of these  genetically engineered bacteria through a unique process that is chemical free and environmentally safe. “It’s a simple, effective way to filter out waste, and create clean, reusable water,” says Aaron Auger, Mi-T-M Water Treatment  Division Manager. “It’s what we call, ‘The Process of Elimination’.”Biological Recycle Systems

Grease, oil, hydrocarbons and other naturally occurring substances are a food source for millions of microbes that colonize within a Mi-T-M Biological system. As wastewater drains underground, it’s pumped to a bio-reaction tank. In the tank, the untreated wastewater flows through separate chambers, home to colonies of hungry microbes. The stream of water changes direction countless times for maximum microbe contact. The microbes “treat” the water by consuming any organic materials in the water, including oil and grease. The microbes live for this consumption, and the Mi-T-M system provides the three basic elements they need to survive: food, environment, and oxygen.

Once the microbes have done their work, a pressurized tank delivers the biologically treated water for reuse.

The WOS and WCL Series recycle systems are designed to discharge equipment and vehicle wash-water to sanitary sewers. The oil/water/solids separators will reduce the amount of suspended solids while removing hydrocarbons to meet local sanitary sewer discharge requirements. Nick Slavik has been a part of the painting and restoration industry for 28 years. Starting at such a young age was a challenge for Nick, but once he got to dictate his own path he fell in love. In fact, he loves what he does so much he decided to start up his own company Nick Slavik Painting and Restoration Co. 13 years ago, where he has worked relentlessly to make a name for himself. 

Nick Slavik does everything he can to ensure his clients receive the greatest value. He specializes in large residential historic restorations, interior fine finishing, and exterior wood restoration such as decks, fences, and log/wood homes. Slavik and his team also work large scale commercial and industrial projects.

Four Things to Consider Before You Buy a Pressure Washer

A pressure washer will make any outdoor cleanup task quicker and more efficient – packing at least 75 times more power than a regular garden hose. That’s a lot of cleaning power!

Whether you are cleaning siding, sidewalks or removing suspicious stains, a pressure washer will make fast work of most any job.

1. What do I want to clean and how often will I use a pressure washer?

The sky’s the limit when it comes to what a pressure washer can clean. You name it – roofs, cars, decks, pools, grills, sporting equipment and mailboxes can be cleaned. In a mere matter of minutes, your dirty items will look brand new.

It is important to consider how often you will use a pressure washer and how many of your items need regular cleaning. Knowing your needs will help you with the next question.

2. What size pressure washer is best for my needs?

No matter what household job you’re tackling, Mi-T-M has the right size pressure washer to help.

As you consider your pressure washer options, note the PSI (pound per square inch) and GPM (gallons per minute) vary for each model. PSI is pressure and GPM is flow. In other words, PSI is the action that blasts off the grime on surfaces you’re cleaning and GPM is the flow to move and rinse the grime off of those surfaces. By multiplying PSI and GPM you’ll know the cleaning units of the pressure washer. (PSI x GPM = Total Cleaning Units) Calculating the cleaning units a good way to compare different pressure washers. The higher the cleaning units, the quicker you clean.

Although many events around race day are well documented, many don’t consider the extensive work that takes place before, during, and after. We’d like to give you an insider’s look at what it takes to keep the Indianapolis Motor Speedway in pristine condition for drivers and spectators alike.

As a young boy Daniel Porterfield would ride his bike to the track so he could witness all the action happening on race day. Years later he took over the company his parents founded Quipco Sales and began selling Mi-T-M power washing equipment; because of the contacts he made when visiting the track, Daniel was able to establish the Indianapolis Motor Speedway maintenance crew as his clients. This relationship continued to grow over the years, and in 2016 proved to be fruitful for both sides. Internal factors lead to a track management vacancy at IMS, and Daniel was notified immediately once the contract became available. A relationship that began over 25 years ago resulted in Daniel earning a contract to power wash the Indianapolis Motor Speedway, which is a testament to properly serving clients.

From April 1st to May 25th, Daniel put in 12 hour days of power washing with Mi-T-M equipment before and after each race. One can imagine the amount of cement, concrete, asphalt, composite, and black concrete that’s washed at a racetrack, but picture doing it all by hand. Walking the track with 5,000-gallon water trucks, and spraying it from the top of the bank to the infield seemed to be a never-ending task. As all innovative business owners do, Daniel is currently developing a customized 96-inch truck mounted sprayer to make his operation more efficient the next time around. An improvement such as this could cut his man-hours substantially, and ensure he produces an even better result.

Aside from cleaning the racetrack areas, Daniel is responsible for the washing and sanitizing seating, amenities, and other highly traveled areas. The 250,000 bleacher seats at IMS were cleaned throughout the racing season as well as restrooms, concessions, and concourse areas.

Quipco Sales was founded on the principals of professionalism, trustworthiness, and service, three elements that help to continually strengthen customer relationships. One piece of advice Daniel has for other contractors is, “if possible, always communicate with others on the jobsite. You never know where you’ll make a friend or gain a customer – which are the same thing in my book.”

Congratulations Becky Kremer

We want to extend the warmest of congratulations to Becky Kremer on her retirement from the company! Becky started on June 14, 1976. We talked with her below on her experience at Mi-T-M and what she plans to do now:

 

What was your first position at Mi-T-M?

Secretary – It included secretarial, receptionist, bookkeeping, purchasing, anything related to office work. When I was hired it was just AJ, I and one other guy (Jerry Brimeyer) in the office and there were just a couple guys in the shop.

What is your current position at Mi-T-M?

Sales Administration Manager

 

Is there one memorable moment or outstanding memory from Mi-T-M that you’ll always remember?

One would be AJ calling from the road and asking “Where am I?” because he was travelling so much. Another memorable time is when we starting making terrific sales. When I was first here, there were months when we were lucky to sell a couple units. It was such a shock when we started having single days when the sales equaled annual sales for some of our early years. I am still amazed at some of our sales days and where all that equipment goes.

 

What are you plans after retirement? Or what are you looking forward to doing once you retire?

The summer will be spent with the grandkids. We will spend quite a bit of time at our timber (especially my husband). Mostly I am looking forward to relaxing and not feeling rushed to get things done.

For people just starting at Mi-T-M, what would you say to them or tell them? (advice, tips, guidance, etc.)

Mi-T-M is a great place to work. You can tell by the number of employees who have been here for so many years. If you have any questions, there always is someone there to help you out.

 

Anything additional you’d like to mention?

While I am really looking forward to spending time with my husband and family, I am going to miss my Mi-T-M family terribly. When you have been together for as long as some of us have been, you develop a bonding relationship. I think some people here are aware that in December, it hit me hard that I was actually going to be leaving Mi-T-M and how much I will miss the day-to-day interaction with these special people. However, as retirement nears I am really looking forward to this new phase in my life.

I was hired as an assembler of hot water pressure washers. Mi-T-M had just started the production of these units. From production, I went to the parts department, then worked in shipping and receiving and now I’m just in shipping.

What is your current position at Mi-T-M?

Is there one memorable moment or outstanding memory from Mi-T-M that you’ll always remember? If so, what is it?

Desert Storm is something I’ll never forget. We worked 12-18 hours a day for 10 days to build those 2000 machines. On the last day we worked 25 1/2 hours straight and after, AJ made a toast to celebrate and then told us all to go home and get some sleep. Over all the whole experience of working at Mi-T-M is memorable; seeing the expansion of the company over the years; going from shipping nothing to now – it’s an astounding difference.

What are you plans after retirement? Or what are you looking forward to doing once you retire?

I’m looking forward to yardwork and gardening, fishing, spending time with the grandkids, relaxing and taking trips.

I’ve been Credit Manager for 26 years.

 

Is there one memorable moment or outstanding memory from Mi-T-M that you’ll always remember? If so, what is it?

Actually there are a couple. In the early nineties AJ would strap on roller blades and do laps around the plant at the Kapp location. After production left you could find him out there in the low light having fun. It always brought a smile to my face. He should dust them off and go at it again. Another was whipping up a batch of homemade Irish Cream a couple days before Christmas and bringing some in to share. It became a tradition and I was pleased that I was able to add to the holiday spirit. And finally, all the people that have passed through this great company on their way to somewhere else. There have been many and most have left strong contributions and fond memories.

 

What are you plans after retirement? Or what are you looking forward to doing once you retire?

I prefer to not call it retirement but an opportunity to do other things. Too much to mention in this small space!

 

 

For people just starting at Mi-T-M, what would you say to them or tell them? (advice, tips, guidance, etc.)

Enjoy what you are doing and try to find a reason to laugh and share humor. Look up Donnie Holdridge; he is always good for a laugh. Do the best work possible. There were many who came before you who I’ve had the pleasure to know and who took pride in their work. They are the reason Mi-T-M is as great as it is. Build on that.

 

Anything additional you’d like to mention?

I do need to thank AJ, Sam and Tom Allendorf for the opportunity to work here and contribute all these years. I am very grateful. Best wishes to all the friends I have made throughout my time here.  Many have been with me since the beginning and I cherish the memories.  I look forward to keeping in touch – but maybe in the future that can be over a beer and a pool table.

In the spirit of Administrative Professional’s Day, we’d like to introduce you to one of the most recognizable voices of Mi-T-M. For 26 years, customers have been greeted by the warm and friendly voice of Karen Steger – a humble employee who refers to herself as, “just the receptionist.”

 

As a potential customer’s first point of contact, it’s crucial for Karen to provide the highest quality customer service possible. Karen is the voice of Mi-T M which means she is also the first person many customers speak with when they call. She is on the front lines of giving every customer the best experience possible, each and every time.

 

Karen has had the pleasure of meeting many loyal Mi-T-M dealers and customers face-to-face when they come to the Mi-T-M Headquarters. Meeting customers and dealers in person allows Karen to distinguish who is calling just by the sound of their voice. Mi-T-M always strives to make every customer feel like the #1 priority of their company and Karen makes sure that happens with each interaction.

 

Karen has made many great memories at Mi-T-M that she’ll be able to reflect on for years to come. From being featured on the company calendar twenty years ago to a recent trip to Mexico where she was able to strengthen relationships with Mi-T-M dealers.

Southern Environmental EquipmentSouthern Environmental Equipment‘s history can be summed up in two words: passion and growth.  The Florida based wash equipment dealer and servicer started from what many would consider humble beginnings. Prior to becoming the owner of Southern Environmental Equipment, Larry Shumate was a professional fishing guide on the Harris Chain of Lakes in Leesburg, FL. In 1992 a slump in the previously lucrative fishing industry caused Larry to hang up his pole, quit his career as a guide, and find what he describes as a “real job.”

Little did he know at the time, this would be a blessing in disguise. Shortly after quitting the guide service Larry’s journey to the wash industry began. He was introduced to Jim White, who at the time, was manager and owner of Southern Environmental Equipment. “I was hired on the spot at Southern Environmental Equipment and became a salesman.” Larry immediately sought to learn all he could about the business so he joined Southern Environmental’s service department. Larry explained, “I was immediately inspired by servicing equipment because it helped me see the many ways I could improve the design and function of each wash pad.”

A New Partnership Begins

In 2001, Larry decided to purchase Southern Environmental Equipment. Following the takeover, Larry was introduced to Mi-T-M and became an exclusive dealer of their water treatment systems and pressure washers for the entire state of Florida. Southern Environmental Equipment’s two-man team took full advantage of this opportunity and generated enough sales to add five new employees to the sales team.

Southern Environmental continues to work hard for each customer they serve whether they’re new or existing. They believe going the extra-mile means seamlessly working with other contractors while installing equipment at a job site, offering preventative maintenance plans, mobile repair truck service, and additional training for customers upon request. Water Treatment 20th Anniversary

2018 marks the 20th year that water treatment systems have been a part of the product offerings here at Mi-T-M and Southern Environmental was one of the first dealers to sell this line. In 1998 the first Biological reclaim system was sold to Arnold Palmer’s Bay Hill Country Club in Orlando, by Southern Environmental. Over the 20 years that system has been in service, it has processed millions of gallons of water that has been reused to maintain the fleet of equipment at Bay Hill.  The dedicated service Southern Environmental has provided Bay Hill and all their customers throughout Florida, is a testament to the performance and longevity both companies are known for.

Hot vs Cold Cleaning Power

All of this experience has led Ponsford to rely on Mi-T-M equipment because of the superior performance it has provided. Hot and cold pressure washers are used to clean these monuments and provide contrasting results. A hot water pressure washer does an amazing job of removing surface mold and other debris from a sculpture without needing to increase the pressure from the washer. This prevents erosion and surface wear that can compromise the structural integrity of the monument or statue and can be costly to repair. Cold pressure washers aren’t used as frequently on delicate surfaces but are used on heavy duty metal surfaces where a sandblasting tip is used for more abrasive applications. A cold-water pressure washer and sandblasting tip is generally used on memorials such as tanks and heavy artillery installations seen at national and local parks.

History of Pressure Washer Warehouse

The Carey’s (John, Grace, and Dave) started Otter Lake Pump Company at Otter Lake in Girard, IL in 1997. They started with 3 pressure washers and some soap on their sales floor. When business outgrew that location in 2004, they moved to the current location, off I-55 in the Nickorbob’s Craft Mall area, and changed the name to Pressure Washer Warehouse. In this move, they added a full-service department and added more manufacturer products for sale.

About the Current Owners

In late 2015, the Carey’s were looking to step away from the business and enjoy their retirement. The opportunity was presented to Holzwarth Family Enterprises; and on July 1, 2016, Brett and Sharon Holzwarth took ownership, with help from Chuck and Linda Holzwarth. The Holzwarth family had been using PWW for 10+ years to keep airplanes and equipment clean, and wanted to keep the business going and growing for the community. With the change of ownership, came a full renovation of the 6,000 square-foot warehouse, doubling business hours, new product line, and a rental service.

pressure washer company Southeastern PennsylvaniaOver 25 years ago in the southeastern Pennsylvania city of Lititz, a partnership between Mi-T-M Corporation and a local agriculture equipment company laid the foundation for what is known today as Progressive Pressure Systems, Inc. At that time, the demand for quality pressure washers caused the ag equipment company to form a new department, solely focusing on pressure washer sales and service.

Toward the end of 1995 Martin (Marty) G. Weaver, an employee at the time, was approached by management to see if there was interest in purchasing the pressure washer portion of the business and since Marty noticed the growth potential of the new department he worked out a purchase agreement with them. In January of 1996 Progressive Pressure Systems, Inc. (PPC) officially formed. In 1997 PPS made the decision to move to a newer 6,000 square foot facility, about a quarter mile away from its currently existing location.

Walk into McHenry Pressure Cleaning Systems and you’ll be greeted by Chopper, a stubborn but loveable Chesapeake Bay Retriever. “You don’t negotiate with a Chessie,” says President Dennis Black.

The cute pooch is a new addition to a company with a long history. Black has been working with pressure washers for more than 30 years. At age 18, he began working for a large Maryland auto parts store owned by the McHenry family.

Soon, he and John McHenry realized that pressure washers were a good business on their own. They started a separate pressure cleaning Maryland business and sales began to climb.

In the early days, they had a large agricultural base including dairy farmers, as well as small garages and trucking firms. As technology began to change, so too did their customer base.

“The Internet had a tremendous effect on our business,” said Black. “It increased the awareness of what pressure washers can do; it gave us another tool to get out to our customers.”

What to do if the burner is not firing and how to check the MV terminal.

The first thing you should do if your hot water pressure washer burner is not firing is to make sure the unit has a pilot flame. If it does, you will then need to check if the ignition control box is seeing the flame correctly. To do this, you will need to locate and check the MV terminal on the hot water pressure washer. Every HEG unit has an ignition control box that is powered with a 24V AC the minute the pressure washer motor starts.

The ignition control box is mounted to the left of the water pump under a black metal cover. When a unit is started, the ignition control will create a spark and open the pilot solenoid on the gas valve to light the pilot flame. Once the ignition control box senses the pilot flame, it will send 24 volts of AC power out through the MV terminal. To check it properly, you will need to use a voltmeter. Place the black lead of the voltmeter on the TR ground terminal and the red lead of the voltmeter on the TH terminal.

So why is the MV terminal so important to check?

Without the 24 volts of AC power that is sent out through the MV terminal, no other part of the burner circuit on the hot water pressure washer will work. It’s the AC power that will power the main valve on the gas valve that’s used to light the burner ring. Regardless of what options are included, all HEG units have the same power circuit process. So, if there isn’t any power that is being sent out through the MV terminal, the sensing circuit on the machine will not be satisfied. You will need to make sure to check this terminal in the first steps of troubleshooting to narrow the variables down to the pilot flame, sensing rod and wire or the ignition control box itself. On isolated occasions, the grounding of the unit can affect the sensing circuits, so keep this in mind while working on these units. Typically, if your ignition control box is sending out 24 volts of AC power through the MV terminal, then the issue could simply be the replacement of a pressure switch or thermostat.

The president of Swift Industrial Cleaning Solutions started his Cincinnati-area pressure cleaning business in 1999. He misses the days of dropping in to see his customers, shooting the breeze, and providing personalized service. Swift says that one-on-one type of doing business changed after 911.

 

“We can no longer go to the back door and talk to Joe and check on the machine,” he explains. “Now we go to the front door, talk to the front desk, and try to get to Joe . . . except Joe doesn’t work there anymore and they no longer give out names or phone numbers.”

 

But Swift has changed with the times. With his outgoing personality, he’s never met a stranger. And he’s thrilled no two days at work are the same.

 

“The great thing about this industry is that I can sell to a hog farmer in the morning, get barn yard debris on my feet, stop by the office, change clothes, and go see a VP of Engineering in the afternoon,” he says.

Things have changed quite a bit since Swift began his company 17 years ago. Back then he didn’t even have a forklift or dock, so he contracted with a local lumber yard to drop off his orders. He’s proud of the partnerships he’s formed, especially with Mi-T-M.

 

“A small company like mine couldn’t ask for better support,” Swift says. “Their quality is second to none. Having the floor plan has helped keep machines in stock, where many times you can’t sell what you don’t have. Their warranty support is better than any company I have worked with.”

 

Swift is used to hard work and believes it has been the key to his company’s success.

 

“I first climbed on the tractor solo 52 years ago, and was told to come home when the field was done,” Swift says.

 

But he’s ready for and heading toward retirement. An avid hunter, Swift loves spending time in the Rocky Mountains on a horse. He also enjoys time on the links.

 

When it comes to retirement, heading that direction and getting there are two different things. He’s grateful his daughter, Brandy, is working and learning the business from the office out to the service bay.

 

“In today’s economy, everybody is complaining of no jobs, and it is so hard to find quality help,” says Swift. “They either want the rainbow, or have no experience or both.” Swift’s name is on all his trucks and he must consider how employees represent his business. Training and retention are also ongoing issues.

 

Given these concerns, his retirement will most likely include taking off just September and October. He’d like to spend that time in the mountains; in the summer, he wants to stop work about 3 p.m. and play golf.

 

“Other than that, what else is there to do but work?” he asks. “It keeps the mind going, and for those of you that know me, that in itself, is a lot of work,” he quips.

Tech Tip: Kerosene Forced Air (KFA) Portable Heaters Not Firing

For the Mi-T-M Pressure Washer Certified Technician.

If your Kerosene Portable Heater is not firing, there could be a couple reasons causing this issue.

Possible Cause #1

If you are trying to light your KFA Portable Heater and you notice little or no air pressure registering on the pressure gauge, there may be an issue with one of the following components:

1. Air filter

 

 

2. Air hose

Solution:

– Check to make sure the air pump filters are clean.

– Check for a hole(s) in the air hose that connects the air pump to the burner nozzle. If you do not find any holes, remove and inspect the air pump rotor for cracks and damage.

– Replace the air hose or air pump rotor based on the root of the cause. When replacing the air pump rotor, you must set the proper gap at the top of the carbon rotor. To do this have the rotor in place and the outer steel ring loose, then place the .004 inch gauge between the top of the rotor and the bottom of the outer ring. Tighten the bolts in the steel ring.

– Next, rotate the air pump rotor clockwise and recheck the .004 inch air gap every 1⁄4 turn from the same top location.

– Reset the outer ring if any locations are less than .004 inch.

Possible Cause #2

If the proper air pressure is registering on the pressure gauge (see heater decal for proper pressure) and the heater sprays fuel, but you still cannot light up your KFA Heater, there may be an issue with one of the following components:

1. Control board

2. Igniter (which is mounted underneath the fan pictured below)

 Solution:

Disconnect the igniter wires from the control board and check for voltage on the control board. The voltage will need to be checked within 1 – 3 seconds of turning the heater on/off switch to the on position. The voltmeter should read 120 volts AC. If there is no voltage, you will need to replace the control board. If voltage is present on the control board, that means that your igniter is more than likely the issue and you will need to replace it.

Heater Season Again

The most common heaters you will see in the field are the Portable Kerosene Heaters (or Kerosene Forced Air, KFA). To best help you tackle issues with these heaters, new or used; here are some initial questions our Tech Team will ask you.

1)What is your air pressure?

There is a small carbon vain pump on the back of the fan motor that creates air (typically under 10 PSI) that pumps through the burner head creating a venture to lift the fuel and spray (atomize). So if there’s poor or no air pressure, then there’s poor or no fuel atomization.

2) What is the condition of the fuel?

Good and proper fuel is vital. Old or poor fuel can clog up filters, nozzles and not light correctly.

3) Is there a good spark?

At start up, our KFA Heaters will have spark for 20 seconds. The spark is only for initial lighting; the flame stays lit based on proper air and fuel balance.

4) Is the heater lighting?

If the heater is lighting and how the heater is shutting down are very important indicators. For example, the most common heater problems is when the heater will start, light, run for a few seconds or minutes and then shut down and smoke. Any smoking is a sign of incorrect fuel/air mixture and in most cases is caused by poor fuel atomization at the nozzle. After double checking the air pressure, we would recommend new fuel, a new fuel filter, and cleaning or replacing the fuel nozzle.

At Mi-T-M, we’re proud of our partnership with ClearBlu Environmental. Based in Watsonville, CA, ClearBlu works directly with both wineries and breweries to provide custom pH balancing systems. This month, we raise our glass to toast ClearBlu.

 

ClearBlu is a full water treatment system company, committed to embracing sustainable technologies in all they do. Because they incorporate biodigester technology, their system capital costs are much more economical than other systems.

As shown in their case studies, ClearBlu is also a green technologies system designer and licensed general contractor. Over the years, they’ve built and installed many types of systems. But when larger projects required bigger pH systems, they needed to scale up.

A Minnesota client needed a large water treatment system. Bixby packed up and shipped all his tools and parts to the Gopher State. The project goal included processing and treating all the water from washing equipment.

Bixby and his team got right to work and installed a Bio Series BIO-25R water treatment system, two 1000 gallon tanks, a HEG Series hot water pressure washer, and a CW Series cold water pressure washer.

Mi-T-M then connected Bixby with one of our Minnesota dealers, American Pressure, so they could service the equipment he installed.

After building his own steam cleaner, Ben Meyer built his company’s reputation by working with the original steam cleaning machine, using 325°F heat. He soon expanded his business to help his loyal clients service, repair and purchase their new equipment. In 1969, he turned his focus to selling and servicing.

 

Technology has changed a bit over the years. In the 1960s, pressure washers were rated up to 400 PSI, now they run up to 6000 PSI.

 

Ben’s three sons Gordon, Ron and Jerry, worked for the company throughout high school and college, and eventually full time. In 1982, they purchased the company from their parents and incorporated the company.

More than three decades ago, Bill Kissing opened a full-service gas station and repair shop. In 1984, Kissing expanded and moved his business to Pittsburg, Illinois. He began to focus on industrial grade pressure cleaning equipment. A lot has changed in the intervening years for Associated Cleaning Equipment (ACE).

For many years, we made our own hot water cleaning products. We also partnered with elite manufacturers for both electric and gasoline pressure washers. In 2005, ACE became a member of the Mi-T-M Private Label Program. This special designation means we can include our name on equipment we order from Mi-T-M.

“Our long time vendors have helped us through tough times and good over the years. Without their help and support, we would not have made it,” said Kissing.

 

Today, with a crew of four, we serve more than 400 companies within a 100-mile radius. What once began as a gas station, now includes our large pressure washing business as well as nine other product lines, including air compressors, generators, and industrial wet/dry vacuums.
